November brings snowbirds, remodels, and move-ins from Port St. Lucie to Vero and Stuart. The jobs are straightforward—until HOA gates, paver driveways, and afternoon showers put you behind. Here’s the Treasure Coast plan that keeps every set/pick clean and on time.
1) Book for HOA timing, not just your calendar

• Gate + concierge windows: Reserve set/pick windows with your HOA or building ahead of time. Share the gate code and on-site contact so trucks aren’t waiting.
  
• Loading zones & elevators: Condos often require elevator pads and staging plans. Put heavy items nearest the roll-off path to reduce carry distance.
  

2) Protect pavers and decorative drives (non-negotiable)

• Lay 3/4" plywood under rails and wheels to spread weight.
  
• Choose a flat, rigid pad; avoid swales and soft edges that trap wheels after rain.
  
• Keep a straight 60–80 ft approach and 10–12 ft of overhead clearance.
  

3) Pick size by debris density (holiday remodel reality)

• Heavy debris (tile, concrete, soil, roofing): use 10/15 yd or a 30 yd kept flat, below the rails, and pull at your stop line.
  
• Light/bulky (furniture, drywall, cardboard): 20/25/30 yd.
  
• Single-layer asphalt roofing: 25 or 30 yd works—load flat and pull on time.
  
• Tile roofs: Keep the 30 for workflow but expect earlier pulls vs. asphalt for the same squares.
  

4) The load sequence that always hauls

1. Dense base first—tile/concrete/shingles low and centered.
   
2. Fill corners with light items (bagged trash, plastics, boxboard).
   
3. Break down cabinets and furniture to kill air pockets.
   
4. Latch the door; top off lightly from the sides.
   
5. Stop at the rail—the tarp must lie flat.
   

5) Weather in “dry season” still matters

• Fronts still bring rain + wind. Tarp during lunch and every night to avoid paying to dump water.
  
• Keep storm drains clear around the set zone; litter violations are real.
  

6) What not to load (holiday edition)Liquids (paint/solvents/fuels), batteries, propane/pressurized cylinders, mercury bulbs, refrigerant appliances without certified recovery, and tires. Stage these for HHW/e-waste.
7) Crew checklist (post on the garage wall)
